Original trailer roofs are assembled from panels, tapes, and sealant beads — dozens of places for water to get in once Colorado sun and hail have worked on them for a decade. Coating over the top of a properly prepared roof eliminates the seams entirely instead of chasing them with another tube of caulk every spring.
A fluid-applied elastomeric coating system: cleaned and primed substrate, reinforced detail work at every seam and penetration, then base and top coats built to a specified thickness. The result is a single monolithic membrane bonded to the roof you already own.
The leaks you can see and the ones you can't — seam splits, failed sealant at vents and skylights, fastener backout, and ponding at the rear cap. Water intrusion in a trailer wrecks framing, insulation, and interior panels long before it shows up on the ceiling.
A coating system costs a fraction of a roof replacement or a rebuild, and the reflective top coat pushes solar heat back off the roof so the interior stays livable and the air conditioning stops running non-stop. When it eventually wears, it gets recoated — not torn off.
We get on the roof, document current condition, and check for soft decking or damage that has to be repaired first. Then the substrate is washed and prepped so the system bonds to a sound surface instead of to dirt and chalk.

Yes — the cured system is walkable for normal maintenance access. We'll tell you where to step and where not to, and any repairs later can be spot-detailed into the existing membrane.
Most single units are inspected, prepped, and coated in a day, weather permitting. Fleets and communities get a phased schedule so units come back into service in batches instead of all being down at once.
