Field shingles are the easy part. Roofs leak at valleys, step flashing, chimneys, sidewalls, pipe boots, and skylight curbs — and they die early when the attic can't breathe. Anybody can nail on a shingle. We get paid for the parts you'll never see, and we photograph them so you know they were done.

Honest triage first

Every replacement conversation starts with an assessment. If your shingles are aging but sound, we'll tell you that rejuvenation buys you years for a fraction of the cost — even though the replacement is the bigger ticket for us. If it's done, we say so in writing, with photos.

Execution standard

Tear-off to clean deck, decking repaired where it's soft, ice-and-water and underlayment per assembly, new flashings and boots instead of reused ones, correct nailing pattern, and intake and exhaust ventilation that actually balances. Magnetic sweep of the property before we leave.

Documentation you keep

Photos at tear-off, deck, dry-in, detail, and completion; materials and colors used; warranty registration; and a closeout package sized for an insurance file, an HOA reserve record, or a future sale.

How a Replacement Runs — Four Steps

    On-roof inspection with photos: shingle condition, decking, flashings, ventilation, and leak evidence in the attic. You get a straight recommendation — rejuvenate, repair, or replace — before anyone talks price.

    Scope & Materials

    Assembly specified line by line: underlayment, ice-and-water coverage, flashing details, vent components, shingle line and color, and how we'll protect landscaping and drives. Insurance claims get a scope that matches the carrier's language.

  3. 03

    Tear-Off & Install

    Property protected, roof torn to deck, decking repairs documented, dry-in same day, then install with detail work done by hand where it matters. Most single-family roofs are a one to two day job.

  4. 04

    Inspect & Close Out

    Final walk with photo QC, magnetic sweep, gutters cleared of debris, warranty registration, and the closeout package delivered — plus a rejuvenation timeline for keeping the new roof alive longer.

How do I know I actually need a replacement?

You start with an assessment. Aging but sound shingles with intact decking are usually rejuvenation candidates, which costs a fraction of a tear-off. Failed decking, hail fractures across the field, or active leaks in multiple areas mean replacement. We show you the photos either way.

How long does a replacement take?

Most single-family roofs are torn off, dried in, and finished in one to two days. Larger or steeper roofs and community programs take longer, and you'll have the schedule before we start.

Do you work with insurance claims?

Yes. We document damage, provide scopes that align with carrier line items, and coordinate with your adjuster. We won't inflate a claim or promise to cover your deductible — that's fraud, and it's how contractors disappear mid-project.

Can you handle a whole HOA?

Yes. We phase multi-building programs by condition and budget year, deliver per-address documentation, and keep boards and residents informed throughout. Many communities pair replacements on the worst buildings with rejuvenation on the rest.
