Flagship Offer — Residential Roof Rejuvenation

Don't Replace It.
Rejuvenate It.

Asphalt shingles don't fail because they run out of material — they fail because they run out of oil. Sun and Colorado's freeze-thaw cycle bake the volatile oils out of the asphalt, and brittle shingles crack, curl, and shed granules. Our treatment puts those oils back.

What it actually is

A plant-based bio-oil treatment, sprayed at low pressure across the shingle field. It penetrates the asphalt matrix and restores flexibility to shingles that have dried out — so they bend instead of breaking, and hold their granules instead of losing them into your gutters.

What it buys you

Roughly five additional years of serviceable roof life per treatment, and it's repeatable — up to about fifteen additional years of life on a roof you were told to tear off. Every application costs a fraction of a replacement.

What it doesn't cost you

No tear-off crew. No dumpster in the driveway. No two days of hammering over your kids' nap schedule. No three tons of shingles hauled to a landfill. Most homes are assessed, treated, and documented in a single visit.

How It Works — Three Steps

  1. 01

    Assess

We get on the roof — not just in the driveway. Shingle flexibility, granule loss, seal integrity, flashing, penetrations, and ventilation are inspected and photographed. If your roof is too far gone to rejuvenate, we tell you straight.

  2. 02

    Treat

Gutters and landscaping are protected, then the bio-oil treatment is applied at a controlled, uniform rate across the full shingle field. Crews work clean and leave the property the way they found it. Typical home: a matter of hours.

  3. 03

    Document

You get a written condition report with before-and-after photos, the treated area, application date, and a recommended re-treatment window — the paperwork you want on file for your insurer, your HOA board, or the next buyer.

Rejuvenate vs. Replace

Same goal — a roof that keeps water out for years to come. Wildly different price, timeline, and disruption.

Straight talk: rejuvenation isn't for every roof. Hail-shredded, actively leaking, or fully failed roofs need replacement — and we do that too, correctly. Our assessment tells you which one you're actually looking at.

The Insurance Angle

Hail, sun, and hard insurance markets are squeezing older roofs.

Carriers in Colorado, Arizona, and Florida have gotten aggressive about roof age — narrowing coverage, moving to actual-cash-value settlements, or declining to renew altogether on roofs pushing the back half of their life. Rejuvenation extends the serviceable life of a sound roof and leaves you with a documented, photographed condition report. That's a far better conversation to have with an underwriter or an HOA board than "we'll get to it next year."

The Eco Angle

The greenest roof is the one you don't throw away.

Asphalt shingles are one of the heaviest waste streams in residential construction — every tear-off sends tons of material to a landfill. Rejuvenation is plant-based, applied to the roof you already own, and generates no tear-off waste at all. For HOAs and communities with sustainability commitments, it's the rare line item that cuts cost and environmental impact in the same stroke.

Fair Questions, Straight Answers

Is this just paint on my roof?

No. Paint and coatings sit on top of a shingle. This is a plant-based bio-oil that penetrates the asphalt itself and restores the flexibility the sun cooked out of it. Your roof looks like your roof when we're done — it just behaves like a younger one.

How do I know my roof is a candidate?

Generally, roofs in the 8–18 year range with intact decking and no active leaks are strong candidates. The deciding factor is shingle condition, not just age — which is exactly what our free assessment measures. Roofs that need replacement get told they need replacement.

How long does the job take, and do I need to be home?

Most single-family homes are treated in a matter of hours, in one visit. You don't need to leave, you don't need to move your cars out of the driveway, and there's no demolition noise. You'll want to keep pets inside during application.

Can it be done more than once?

Yes — that's the point. Each treatment adds roughly five years of serviceable life, and the process is repeatable up to about fifteen additional years. Your documentation includes a recommended re-treatment window so you can plan and budget it.

We're an HOA with 200 roofs. Does this scale?

It's one of the best uses of it. Rejuvenating a community's roofs on a rolling schedule spreads capital spend across years instead of dropping a full replacement reserve assessment on owners at once. We'll walk the property, prioritize by condition, and give the board a phased plan with documentation for every address.

What if you get up there and it can't be saved?

Then we say so, in writing, with photos. RECON does full residential and HOA roof replacements as well, so we have no incentive to talk you into the wrong solution. Rejuvenation first — replacement when it's genuinely the right call.
