Cut the Bill.
Light It Better.

Old metal halide and fluorescent fixtures burn energy, die on their own schedule, and leave dark spots where your residents park. LED conversion attacks energy cost, maintenance labor, and liability at the same time — and utility rebates often cover a meaningful chunk of the project.

Interior, Exterior & Parking Lighting

Lighting Is a
Maintenance Line Item.

Every burned-out fixture is a work order, a lift rental, a bucket of lamps and ballasts, and a resident complaint. Conversion isn't just about the utility bill — it's about deleting a recurring maintenance task and removing the dark corners that show up in incident reports and insurance conversations.

The energy and maintenance math

LED fixtures draw a fraction of the wattage of the metal halide, high-pressure sodium, and fluorescent equipment they replace, and they last long enough that relamping largely stops being a scheduled activity. We show you the before-and-after wattage and the maintenance hours you get back.

Safety and light quality

Modern optics distribute light evenly instead of blasting a hot spot under the pole and leaving shadows between them. Better color rendering means security cameras produce footage you can actually use, and residents feel safe walking to their cars.

Where we convert

Parking lots and structures, carports, building exteriors and wall packs, breezeways and corridors, stairwells, amenity rooms, laundry and mail areas, offices, warehouses, and shop spaces — plus controls, photocells, and occupancy sensors where they pay for themselves.

How a Conversion Runs — Four Steps

  1. 01

    Audit & Count

We walk the property after dark and in daylight, inventory every fixture type and wattage, note dark spots and failures, and capture existing light levels where uniformity is a concern.

  2. 02

    Specify & File Rebates

Fixture selection by area with wattage, color temperature, optics, and controls specified — then the utility rebate paperwork prepared and submitted so the incentive is captured before installation, not after.

  3. 03

    Install Around Occupancy

Work sequenced so parking areas, corridors, and businesses are never left dark. Lift work scheduled around resident and tenant traffic, old lamps and ballasts recycled and disposed of properly.

  4. 04

    Verify & Document

Post-conversion walkthrough, light-level verification where it matters, fixture schedule and warranty documentation, and a before-and-after wattage summary for your utility file and your budget.

Fit

Who This Is For

Multifamily & HOA Communities

Parking, breezeways, and common areas where energy cost, relamping labor, and resident safety complaints all land on the same budget.

Commercial & Industrial

Offices, warehouses, and shops where high-bay and fluorescent retrofits pay back fast and better light directly improves how people work.

Parking Structures & Lots

Structures with continuous burn hours — the highest-return conversions we do, and usually the biggest visible safety improvement.

Questions Owners Ask

Will the payback actually pencil?

For continuous-burn areas like parking, corridors, and stairwells, conversions typically pay back quickly once you count energy, relamping labor, and rebates together. We give you the fixture-by-fixture wattage math so you can check it yourself.

Do you handle utility rebates?

Yes. We identify applicable programs, prepare the paperwork, and file it on the required timeline. Missing a pre-approval step is the most common way owners leave rebate money on the table.

Can you keep the existing poles and housings?

Often, yes — retrofit kits reuse sound poles and housings and reduce cost. Where housings are corroded, unsafe, or optically hopeless, full fixture replacement is the better long-term call and we'll say so.

Will the property be dark during the work?

No. Conversion is sequenced area by area so lighting stays in service. Exterior and parking work is scheduled to keep drive aisles and walkways lit every night.
